7. ANNUAL MAINTENANCE FEE: The Lessee agrees to pay an annual maintenance fee for each Unit Week described in this Agreement, the amount of which will be established by the Lessor. The maintenance fee for ensuing years will be billed in advance in November of each year and will be payable prior to January 1 of the following year. The maintenance fee will be used to operate, maintain, insure and administer the resort operations. Consequently the maintenance fee will be payable, whether or not the Lessee uses (any of) his/her week(s). The maintenance fee per Unit Week shall only be adjusted from time to time to reflect the actual costs. The maintenance fee is subject to change.
